Since it's founding in 1902 and ultimate incorporation in 1988, Sedona
has endeavored to keep its lifestyle and magnificent scenery a priority.
As Sedona develops, so does its market. It seems half the world wants to
be part of the extraordinary surroundings and our daily living. What is
it really like to live here?
Our incorporated area is just nineteen square miles big, and bounded on
all sides with National Forest service land and uniquely spectacular red
rocks. Unlike many cities, Sedona is unable to grow outward, so the city
planners must deal with what they have, especially as other discover its
wonderful lifestyle and magnificent beauty.
While its scenery is world class, there is much more to this town. Crime
is mostly nonexistent, graffiti doesn't cover its road signs, and
residents consider the few miles from edge to edge a long way. Even
after a few months in Sedona, it is impossible to linger in a grocery
line without speaking to a half dozen smiling neighbors just as thrilled
to be in Sedona as you are.
It's the people, an eclectic population coming from all over the world
to be a part of Sedona, that make this a community. One is just as
likely to meet a retired corporate executive as an active retailer with
an uptown shop, or a business consultant still into mainstream work, but
this time, out of their home. Since most of the population is Sedona is
originally from somewhere else, it is an easy transition to be a part of
the community.
With six thousand households within the city limits, about a fifth of
them are owned by those who have elected to experience Sedona by using
their property as a second home, or for future retirement.
What may be baffling to many who desire to call Sedona home is our
active real estate market. Unlike many cities, few families are obliged
to relocate to Sedona due to job requirements. Living in Sedona is an
elective decision for most new residents. The same holds true for those
departing Sedona, it is generally a conscious choice rather than a
"must do."
With few needing to purchase in a hurry, and fewer needing to sell in a
rush, time to sell a home is longer than the national average. Where
some areas of the country have market times measured in days, Sedona
evaluates success in months. If this were any other real estate, and
based just on the length of time it takes to sell a home, some may call
it depressed. However, Sedona's values stay high, and continue to rise.
For years appreciation has been hovering around 5% per annum, but is now
accelerating rapidly as Sedona's lifestyle becomes an option for more
families seeking a change.
Another interesting real estate phenomenon is the wonderful mix of
neighborhoods and housing styles. Most subdivisions are created with lot
sizes of a quarter of an acre or more, with a view of the "Red
Rocks" out the front door of virtually every home.
Fortuitously, Sedona was not a witness to bulldozers scraping 200 acres
and building homes in long rows of similar boxes. Each house was
constructed as the original owner's idea of a dream home and contrast
widely in conveniences and value. From Pueblo to Spanish, they all
function here. Of the 160 plus small subdivisions in the Sedona area,
home design and characteristics are probably some of the most varied in
the country. As the saying goes, if you can't find what you like here,
then you haven't made up your mind what you want.
With smaller neighborhoods, it has brought a stronger sense of community.
Social life is also different from that experienced in larger cities.
Club activities are just as varied, but smaller. Festivals and parades
are normally focused more on modest town talent, with locals and friends
leading the way. You can be as busy as you want to, or simply relax.
At first glance, newcomers are overwhelmed by the glorious scenery. As a
resident, one is certainly in awe of the panoramas that represent
Sedona, but live here because of the abundance of options Sedona offers.
It is a wonderful lifestyle, all with neighbors thrilled to not only
have found Red Rock Country, but experience it daily. Life is better
here.
